Part M Building Regulations

Part M of the Building Regulations insists all new non-domestic buildings with more than one storey with lift access provide ‘refuge’ areas – relatively safe places for people who cannot use fire escapes. BS 5839-9:2021

British Standard provides guidance for the design, installation, commissioning and maintenance of emergency voice communication systems.

BS 9991:2024

British Standard for fire safety in the design, management, and use of residential buildings. Disabled refuges are fire-protected, designated safe waiting areas for people who cannot use stairs, required in multi-story residential buildings. Key requirements include two-way emergency voice communication systems complying with BS 5839-9:2021, and direct access to fire-safe evacuation lifts or fire-protected staircases.

BS 9999:2017

British Standard for fire safety in the design, management, and use of buildings that will require an emergency voice communication system to be installed. The emergency voice communication system should conform to the recommendations of BS 5839-9: 2021.
